Documents Required for a Home Loan
Securing a home loan is a major financial milestone, and presenting a well-organized file of documents can significantly fast-track your approval process. Lenders carefully evaluate your financial stability, repayment capacity, and the legal status of the property you intend to buy.
Core Document Categories
To make your home loan application seamless, compile your paperwork into three core pillars:
Identity and Address Proof: Aadhaar Card, PAN Card, Voter ID, Passport, or Driving License.
Income Proof (Salaried Applicants): Salary slips for the last 3 to 6 months, Form 16 for the past 2 years, and bank statements reflecting salary credits for the last 6 months.
Income Proof (Self-Employed Applicants): Audited profit and loss accounts and balance sheets for the last 2 to 3 years, computation of income, and business address proof.
Property-Related Documentation
In addition to your personal financial records, the lender must legally clear the property. Keep the following ready:
Registered sale deed, allotment letter, or stamped agreement of sale.
Chain of previous property deeds establishing ownership history (ideally 13 to 30 years).
Up-to-date Encumbrance Certificate (EC) confirming the property is free from monetary liabilities.
Approved building plan and layout sanction drawings.
Latest property tax paid receipts and occupancy certificate (OC).
